Price per square foot only works when the denominator matches
Listings may quote carpet, built-up, or super built-up area. Comparing them directly produces false bargains. Normalize each option to the same area definition before drawing conclusions.
Calculate total consideration
Add parking, floor premiums, club charges, maintenance deposits, taxes, registration, brokerage, and immediate repairs. For resale homes, include renovation and temporary accommodation if the property cannot be occupied immediately.
Adjust for differences that matter
- Exact street and access quality
- Building age, upkeep, and major repair risk
- Floor, view, light, ventilation, and noise
- Parking usability and lift reliability
- Legal clarity and possession certainty
Use asking prices as signals, not proof
An asking price shows seller intent. Recent comparable transactions, realistic competing inventory, and time on market provide stronger context. Keep a written comparison sheet so attractive staging does not replace analysis.
